Residential Lease Agreement

This Residential Lease Agreement ("Lease") is entered into between Miriam Castillo, with a mailing address of 900 Congress Ave, Unit 400, Austin, TX 78701 ("Landlord"), and Daniel Ruiz, Priya Nair ("Tenant"), for the property located at 482 Maple Avenue, Austin, TX 78704 (the "Premises"), a House with 3 bedroom(s) and 2 bathroom(s).

This Lease begins on September 1, 2026 and ends on August 31, 2027, at which point it terminates without further notice unless renewed in writing by both parties.

Tenant shall pay a security deposit of $2,100 prior to occupancy. Texas law does not cap the amount a landlord may collect as a security deposit (commonly 1-2 months' rent in practice). The deposit must be refunded, less lawful deductions, within 30 days after the tenant surrenders the premises and provides a forwarding address. (Tex. Prop. Code §§ 92.102, 92.103).

A bad tenant you can't remove

Every notice — pay-or-quit, lease violation, termination — uses your state's exact required notice period, not a generic 30 days.

A paperwork mistake that voids your rights

Deposit limits, required disclosures, and notice rules are applied automatically — you don't have to know they exist.

A tenant who knows the rules better than you

Core figures across all 51 jurisdictions are independently verified by a licensed U.S. attorney — not a guess, not a forum post.
